How to block unsolicited mobile calls

How TO BLOCK

  • Call 1909,
  • Register for fully or partially blocked category.
  • In partially blocked segment, you can choose from one of the seven sectors financial services, real estate, education, health, consumer goods & autos, entertainment and tourism
  • SMS to 1909: For fully blocked category, say “START 0”. For partially blocked, SMS START’ with one of the seven options
  • There are at present 7 preferences to choose from-
    Banking/Insurance/Financial Products/Credit Cards-1,
    Real Estate-2,
    Education-3,
    Health-4,
    Consumer goods and automobiles-5,
    Communication/Broadcasting/Entertainment/IT-6,
    Tourism-7

Examples – To receive messages relating to only Health products, then send SMS “START 4” to 1909. Similarly, for receiving messages relating to Real Estate and Education, send SMS “START 2,3” to 1909.

  • Within 24 hours, you will receive a registration number and the service will be operational within 7 days
  • Customers can also de-register their request for NDNC registry by dialing 1909 or SMS to 1909 STOP

HOW TO LODGE A COMPLAINT

  • Via SMS: Simply forward the message to 1909
  • Add the phone number of the sender and the date on which it has been sent

SEBI Complaints Redress System (SCORES)

SEBI has a centralized web based complaints redress system (SCORES). This enables investors to lodge and follow up their complaints and track the status of redressal of such complaints from anywhere. This also enables the market intermediaries and listed companies to receive the complaints from investors against them, redress such complaints and report redressal. All the activities starting from lodging of a complaint till its disposal by SEBI are carried online in an automated environment and the status of every complaint can be viewed online at any time. An investor, who is not familiar with SCORES or does not have access to SCORES, can lodge complaints in physical form. However, such complaints would be scanned and uploaded in SCORES for processing.

SCORES  is web-enabled and provides online access 24 x 7.  It has the following salient features:

  • Complaints and reminders thereon are lodged online at anytime from anywhere;
  • An email is generated instantaneously acknowledging the receipt of the complaint and allotting a unique complaint registration number for future reference and tracking;
  • The complaint moves online to the entity (intermediary or listed company) concerned for its redressal;
  • The entity concerned uploads an Action Taken Report (ATR) on the complaint;
  • SEBI peruses the ATR and disposes of the complaint if it is satisfied that the complaint has been redressed adequately;
  • The concerned investor can view the status of the complaint online;
  • The entity concerned and the concerned investor can seek and provide clarification(s) online to each other;
  • The life cycle of a complaint has an audit trail; and
  • All the complaints are saved in a central database which would generate relevant MIS reports to enable SEBI to take appropriate policy decisions and or remedial actions.

NSE Investor Complaints Center (NICE)

The NSE Investor Service Center allows investors to register e-complaints. The complaints will be taken up by the Investors Service Cell of the Exchange. The complaints are expected to be resolved in 60 days. If they are not resolved, they are referred to the Investor Grievance Resolution Panel of the Exchange.

Investors can register their complaints against Trading Members (Broker) / Companies listed on the Exchange in four simple steps:

Step 1 : Click on Register here, enter all the mandatory fields, click on save, then

Step 2 : Go to Login page, enter the user id, password, click on Login button.

Step 3 : Once logged in, you can enter your complaint and submit to the Exchange.

Step 4 : Supporting documents and submissions can be forwarded to the Exchange along with complaint number.

Whether unutilised FSI belongs to the Society or Builder?

This is a common complaint of the flat owners that builders insist on keeping unutilised FSI for themselves even after a society has been formed and the land conveyed. Sometimes flat owners do not read the agreement drafted by the builder while buying their flats. These agreements usually have clauses that the builder is entitled to all further FSI and other development rights that may occure on the land.

“when a purchaser is buying a flat; he is not only purchasing the flat but also acquiring an undivided right title and interest in the property.” In one of the judgment, the Maharashtra State Consumer Disputes Redressal Commission has ruled that after the registration of a housing society any balance unutilised residual floor space index (FSI) shall be available to the society and not to the builder. In the said matter when the District Forum directed the builder to enjoy the unutilised and future FSI. The housing Society aggrieved by the judgment went in appeal before the State Commission it was held that as per the MOFA provisions, after registration of the society, the builder cannot claim residual FSI or further FSI in the plot or layout. Any provision in the builders agreement for sale contrary to the statutory provision will not be binding on any flat purchaser or the society.

Why car package-deals are actually a rip off

If you’ve been scouring the market for a new car, you may have come across attractive offers – club the car purchase with insurance and car loan and get a fabulous deal. Car dealers usually have tie-ups with an insurance company as well as a financing firm and tend to push the products which fetch them a good margin. They typically bundle these three products and entice customers with the prospect of discounts on the package deal. But do these discounts really translate into savings for you? Not really. In fact, the opposite may be true.

If the dealer claims to give a good discount on the insurance premium, he would usually make up for it on some other component of the package – for instance lower discount on the price of the car. Similarly, the dealer may choose to factor in a discount from the car manufacturer which is meant to be offered to the customer into the loan cost. This makes the EMIs appear lower than the stand-alone rate offered by banks. But this also means you end up losing out on cash discount on the down-payment for the car. You don’t really save because the cost is built into the package to make sure the dealer recovers a stipulated amount.
